Early signs of recovery include cleared lots, remodels, and a planned $60 million renovation of Palisades Village, aimed at restoring the area as a retail and community hub. James Mead, CEO at Thomas James Homes said his company expects to complete most of its homes closer to the end of 2026 and beginning of 2027, hopefully giving the commercial redevelopment time to catch up with residential. “We can build back quickly,” Mead said at an event in December, “but again, we don’t want to put people in a house without a place to go for groceries.” Learn more: https://bit.ly/49ab1Zx

Steve Schlageter liked thisSteve Schlageter liked thisAnytime the housing market passes through a window where a chunk of markets are passing through home price corrections, you'll see a spike in "accidental landlords" in those weaker markets. That's exactly what we've seen during the post-Pandemic Housing Boom cyclical cooling period. Some homeowners who fail to get the price they’re hoping for simply pivot their strategy: instead of meeting the market on price, they convert the property into a rental listing. These owners are often referred to as “accidental landlords.” The dynamic tends to emerge when the housing market softens. Sellers list their home, fail to secure their desired price, and then move the property into the rental market—often temporarily—while they wait for conditions to improve. That shift can have ripple effects. This spring, we partnered with Palisades Charter High School's Makerspace program to launch the TJH Blueprint Challenge, a three-month collaboration that gave 18 students across four teams the opportunity to experience how ideas move from concept to construction. Through direct engagement with professionals across planning, design, construction and permitting, students gained practical exposure to the homebuilding process while developing critical skills in teamwork, leadership, creativity, and problem-solving. To make the program accessible, TJH donated the materials, resources, and expertise needed to complete the challenge at no cost to the school. Upon completion, each student received a Certificate of Completion signed by our CEO and Makerspace teacher. It’s difficult to put into words how grateful I am for the opportunities, relationships, experiences, and lessons from this chapter of my career. Together, we navigated tremendous challenges and growth — from a pandemic and supply chain disruptions to unprecedented demand and changing economic conditions — while continuing to build homes, communities, and careers that mattered. What I am most proud of, however, is the team and culture we built together. Over the years, we celebrated consistent success, including nearly a decade of strong bonus performance and multiple years exceeding $100M in pre-tax earnings. But beyond the numbers, I’ll remember the people: the holiday contests, summer town halls, celebrations, laughs, long days, and the shared commitment to being the best in the business. I have tremendous love and respect for the team and complete confidence in the division’s future. The people leading it are talented, resilient, and well prepared to succeed. As for me, I’m optimistic about the next chapter ahead. I’m looking forward to new opportunities, new challenges, and spending more time focused on family, health, and personal growth along the way. To everyone I’ve had the privilege to work alongside over the last 10 years — thank you. It has truly been an honor. “You’ve got this!”
