Most people in Retail CRE don’t actually understand what makes a location great. They think they do. I hear it all the time. When I talk with brokers or owners about properties we’re considering, they'll confidently tell me a site is great because of "stable foot traffic," "strong co-tenancy," or "premium demographics." But when I press, and ask why certain patterns of foot traffic emerge or why nearly identical sites perform differently, the answers get fuzzy. Because deep down, they don’t really know. But they’re paid to know. So they fall back on vibes. “This corridor’s on fire.” “That intersection always performs.” “This area’s got great fundamentals.” And sure, sometimes they’re right. But just as often, they’re throwing darts at a board and reverse-engineering an explanation later. I wish this were just an academic problem. But billions of dollars change hands based on these explanations. The main cause of retail success *isn’t* demographics or branding or tenant mix. These are important conditions for success, but not the primary cause of success. It isn’t even foot traffic. Foot traffic is an effect, not a cause. I've spent years studying this problem, and the answer turns out to be pretty simple: the main driver of success is *flow*. Flow is how patterns of mobility form, where it pools, where its chokepoints are, and when it changes. And the single biggest driver of flow? It’s not visibility or demographics or branding or a good operator or even tenant mix. It’s the roads.
