Commercial Real Estate is going private. Public-access retail, hospitality and traditional #3rdSpaces are now competing with indoor country clubs like the The Beginning in DUMBO and swanky lairs like Zero Bond. And the juggernaut membership club Soho House & Co is getting even more private, finance-wise, four years after it went public in 2021 under NYSE:SHCO. But what's more notable is that the tools of membership clubs and exclusive society are available to most, and for purposes beyond luxury experiences and playing sports with small balls (not that there's anything wrong with that!). I explore this in my latest post, tracing history, law, and practical takeaways for anyone interested in organizing or joining a social club or private community project. Complete with a legal toolkit, of course. From London's Royal Society of the 1600's, to the Phyllis Wheatley Clubs of the 19th century, to the unsung heroics of the Adirondack's conservation orgs, private groups have been steering social progress, innovation, culture, and entertainment for centuries. The take-away: while today’s #MembersOnly boom grabs headlines, an low-key but important underlying lesson remains: civic structure, shared purpose, and thoughtful governance can make a lasting impact.
