Kevin Warsh told Congress this week that the central bank is focused on the real economy and Main Street. No dot to trade on. No promises about where rates go next. Here's what that means for how we invest. Quattro Capital hasn't bought a deal since December 2022. Not because deals weren't out there. Not because interest rates were too high. The real estate cycle was falling, and buying into a falling market because "rates will come down eventually" is how investors get hurt. So we wait. 𝗡𝗼𝘁 𝗼𝗻 𝗶𝗻𝘁𝗲𝗿𝗲𝘀𝘁 𝗿𝗮𝘁𝗲𝘀. 𝗢𝗻 𝗮 𝗴𝗿𝗲𝗮𝘁 𝗱𝗲𝗮𝗹. Do falling rates help real estate? Absolutely. They lift values, and they matter most when you already own the asset and it's time to refinance. But that's upside, not a thesis. Kim Wendland shared thisIt's World Cup semifinals week, so here's a lesson from the pitch: everyone watches the strikers. 𝗖𝗵𝗮𝗺𝗽𝗶𝗼𝗻𝘀𝗵𝗶𝗽𝘀 𝗮𝗿𝗲 𝘄𝗼𝗻 𝗯𝘆 𝘁𝗵𝗲 𝗯𝗮𝗰𝗸 𝗹𝗶𝗻𝗲. The same is true of real estate investing. Cash flow and appreciation are your strikers. They score, they get the highlight reel. But the teams still playing this week are the ones that defend well. In real estate, your defense is your tax strategy: Depreciation and 𝘤𝘰𝘴𝘵 𝘴𝘦𝘨𝘳𝘦𝘨𝘢𝘵𝘪𝘰𝘯 are your center-backs. A cost seg study identifies building components that depreciate over 5, 7, or 15 years instead of 27.5, and with 100% bonus depreciation now permanent, much of that can often be deducted in year one. For passive investors, it typically shows up on the K-1 as a paper loss, even in a year the property paid you cash. Entity structure and exit planning are your fullbacks. Depreciation taken now is generally recaptured at sale. That's the penalty shootout, and you prepare for it years in advance. And your CPA is the goalkeeper. Invisible for 89 minutes, then makes the one save that decides everything. Ours is Nancy J. Williamson, CPA and founder. She asks where a deal is headed before we ever talk about year-one deductions, so the exit is planned long before it arrives. In a cycle as tough as this one, that's the defense that matters most. 𝗥𝗲𝘁𝘂𝗿𝗻𝘀 𝗴𝗲𝘁 𝘁𝗵𝗲 𝗵𝗶𝗴𝗵𝗹𝗶𝗴𝗵𝘁 𝗿𝗲𝗲𝗹. 𝗧𝗮𝘅 𝘀𝘁𝗿𝗮𝘁𝗲𝗴𝘆 𝗸𝗲𝗲𝗽𝘀 𝘁𝗵𝗲 𝗰𝗹𝗲𝗮𝗻 𝘀𝗵𝗲𝗲𝘁. How much of this benefit you can use depends on your situation: passive activity rules, income sources, and filing status all matter. Kim Wendland shared thisThinking about passive multifamily investing? Here's a term worth knowing: 𝗮𝘀𝘀𝗲𝘁 𝗺𝗮𝗻𝗮𝗴𝗲𝗿. Most people assume that's the same as property management. It's not. The property manager handles day-to-day operations: leasing, maintenance, collecting rent. The asset manager (that's me 👋) manages the 𝘪𝘯𝘷𝘦𝘴𝘵𝘮𝘦𝘯𝘵 𝘪𝘵𝘴𝘦𝘭𝘧. I oversee the property management team, track the budget and business plan, watch occupancy and expenses every week, and make the strategic calls that protect investor returns, like when to raise rents, when to renovate, and when to refinance or sell. Think of it this way: 𝗧𝗵𝗲 𝗽𝗿𝗼𝗽𝗲𝗿𝘁𝘆 𝗺𝗮𝗻𝗮𝗴𝗲𝗿 𝗿𝘂𝗻𝘀 𝘁𝗵𝗲 𝗯𝘂𝗶𝗹𝗱𝗶𝗻𝗴. 𝗧𝗵𝗲 𝗮𝘀𝘀𝗲𝘁 𝗺𝗮𝗻𝗮𝗴𝗲𝗿 𝗿𝘂𝗻𝘀 𝘁𝗵𝗲 𝗯𝘂𝘀𝗶𝗻𝗲𝘀𝘀. One thing worth being honest about: all real estate investing carries risk. That's just what real estate cycles look like once you're actually in the operator's seat. 📊 Here's where we stand: we built Quattro to 𝟐𝟑 𝐩𝐫𝐨𝐩𝐞𝐫𝐭𝐢𝐞𝐬 and roughly $𝟐𝟎𝟎 𝐦𝐢𝐥𝐥𝐢𝐨𝐧 in portfolio value. That one hurt, and we're not going to dress it up or explain it away. But a single loss doesn't erase everything else we've built, or the responsibility we carry today. We're still managing 𝟏𝟔 𝐩𝐫𝐨𝐩𝐞𝐫𝐭𝐢𝐞𝐬, and our focus hasn't changed: protect the assets, stay on top of operations and cash flow, keep our lenders in the loop, take care of our residents, and deliver for our investors. Right now, we think the market is somewhere in the 𝐛𝐨𝐭𝐭𝐨𝐦𝐢𝐧𝐠 𝐩𝐡𝐚𝐬𝐞. 📈 It'll probably be slow, choppy, and hard work for a while yet. But history tells us that some of the best real estate wealth gets made right after resets like this one — once values adjust, bad assumptions get exposed, supply cools off, and the operators who stayed disciplined are the ones standing when things turn. That's the phase we're getting ready for. 𝐍𝐨𝐭 𝐡𝐲𝐩𝐞, 𝐧𝐨𝐭 𝐛𝐥𝐢𝐧𝐝 𝐨𝐩𝐭𝐢𝐦𝐢𝐬𝐦. ⛔ Just disciplined asset management, even tighter underwriting, even better risk controls, and a longer-term view.

This creates a significant gap of approximately $1,113 per month. For many households, renting is not merely a choice; it is a practical financial decision. While the sector faces pressures from higher rates, increasing insurance costs, property taxes, operating expenses, tighter lending practices, and valuation resets, it is crucial to remember that the best investments are grounded in long-term fundamentals rather than short-term comfort. The need for housing persists. Homeownership affordability continues to be a challenge, and well-located, well-operated apartments fulfill a vital requirement in the market. Not every multifamily investment will succeed, making discipline more important than ever. However, for long-term investors, the demand narrative remains strong. 𝗧𝗵𝗲 𝗻𝗲𝗮𝗿-𝘁𝗲𝗿𝗺 𝗽𝗮𝗶𝗻 𝗶𝘀 𝗿𝗲𝗮𝗹. That is a huge win in any market, but especially in today’s multifamily insurance environment. But the bigger story is how it happened. I fully engaged in my equine avocation during my time away from the C-suite, and it was absolutely AMAZING. I can’t count the number of trips to the backside of the track in the mornings to watch our horses train, the number of hours spent at yearling auctions, or the time spent networking and learning the ropes from our breeding and racing colleagues. To top it all off, one of Nicole’s horses raced at Royal Ascot in Windsor, England, in June—truly a unique life experience. Life is short and fragile. If you have a passion, don’t postpone the enjoyment--pursue it NOW. Also, if you are looking for a passion, you ought to consider the thrill of Thoroughbred horse racing.
