For Alexandria, we anticipate meaningful occupancy headwinds stemming from known move-outs in 2026 and the downtime between tenants. In particular, we expect 490bps of occupancy loss in 1H26 alone (inclusive of properties that will be reclassified as held for sale or redevelopment properties), driving 300bps of occupancy downside versus consensus over the next 6 months. This is being driven by the 1.2mn sq ft of key lease expirations (largely 1H26 weighted) where we assume over 12 months of downtime, and a 50% retention rate on the remaining 2026 expirations. Similarly in 2027, we assume 12+ months of downtime on the 1.2mn sq ft of key leases expiring, but a 65% retention rate on the remaining expiring leases (given there is more time to address these leases versus the 2026 expirations). We expect the large pipelines of signed but not yet commenced leases (~900k sq ft as of 4Q25 up from 670k sq ft in 2Q25) to aid occupancy in 2H26 in particular, and for the benefit of improved leasing of previously vacant space to continue into 2027 and beyond. We note that the trajectory of our occupancy mirrors management's expectations on the 4Q25 call of an occupancy dip in 1Q26 followed by occupancy improvement in 2H26. Our trajectory for occupancy improvement in 2027 and 2028 mirrors our view of broader lab industry vacancy improvement.
