Very greatful for our amazing partners!Jeffrey Resetco shared thisConstruction is making strong vertical progress on Palm Beach Atlantic University’s new waterfront residence hall, with the structure now rising floor by floor as crews advance through upper-level concrete pours, formwork, and deck placement. Developer Palm Beach Atlantic University and Gilbane Development are leading the project, with Gilbane Building serving as general contractor and coordinating a large team of industry partners. CUBE 3 is the lead architect, supported by Urban Design Studio and Kimley-Horn for planning, land use, and traffic engineering. Key trade partners include Baker Construction as shell contractor, FLORIDA CONCRETE UNLIMITED (FCU) handling concrete pumping, Maschmeyer Concrete Company of Florida supplying concrete, All American Windows and Doors as glazing contractor, and ADCO Installers managing window installation. Barbar & Associates, LLC is serving as real estate advisor. Together, this team continues to drive steady momentum as the building approaches its upper levels against the backdrop of the Intracoastal Waterway. Rising along the Intracoastal in downtown West Palm Beach, the new 25-story, $240 million mixed-use residence hall will deliver nearly 1,000 beds across 275 apartment-style units, along with a 28,000-square-foot dining hall, fitness and wellness facilities, student gathering spaces, and a structured parking garage. Delivered through a public-private partnership between Palm Beach Atlantic University and Gilbane Development, and supported through bond financing exceeding $235 million via Palm Beach County, the project is a key component of the university’s long-term master plan and “God-Sized Dreams” campaign, supporting continued campus expansion. #StudentHousing #Construction #WestPalmBeach #Florida #GodSizedDream #Drone #Video #Development

Gilbane Development and Gilbane Building are proud to partner with the University on its first #publicprivatepartnership, expanding modern on-campus housing designed to help students live, learn, and feel at home. This multi-phase program includes two new residence halls with apartment-style suites on Flagg Road and the redevelopment of Graduate Village Apartments. The first residence hall is expected to welcome students in fall 2027, with the full program delivering more than 1,100 new beds by fall 2028. “Through this public-private partnership, our team will plan, finance, design, build, and help operate the new residence halls, bringing an integrated, end-to-end P3 delivery model that accelerates schedules and supports long-term accountability. Construction is slated to begin immediately with the first building coming in Fall 2027. Keep it up team!Jeffrey Resetco shared thisAt the University of Idaho, our team reimagined community to accommodate the current and future needs of their students. Design Collective utilized architecture, planning, interiors, landscape architecture, and graphics for features such inviting open spaces and walkable, bikeable pathways to enhance recruitment, retention and quality of life. With a design prioritizing wellness and sustainability, this community will encourage a health-conscious lifestyle for its residents. Construction is well underway for multiple student housing communities including graduate flats, townhomes, and a social hub known as Village Commons. The Village Commons will serve as a community center to foster connection and recreation amongst students. This first phase of four includes 450 beds of on-campus graduate and family housing and a 1,200-bed renovation for undergraduates. Phase Two will bring 400 new undergraduate beds and dining facility upgrades. This community is currently under construction; however, portions will be opening later this summer while saving costs and meeting scheduled deadlines! This 25-story, 275-unit residence hall will deliver 990 beds, a 28,000 SF dining hall, 14,000 SF fitness and recreation center, and an 8.5-story parking garage—all designed to elevate the student experience and support PBA’s growing campus community. The financing is primarily from bonds secured by the project’s revenues. J.P. Morgan served as sole manager of the bonds which garnered significant interest from the capital markets investors including $2 billion in orders from 30 different investors. “At Gilbane, we are dedicated to creating state-of-the-art facilities that enrich the student experience. By offering modern amenities and additional housing options, we aim to support PBA's growing student population while contributing to the vitality of downtown West Palm Beach.” said Jeffrey Resetco, Senior Development Director at Gilbane Development. We’re excited to bring this vision to life with PBA, and our design partner CUBE 3. John Keegan’s Gilbane story began in 1986, when he joined Gilbane Building through the construction management trainee program after graduating from Brown University. From there, he helped grow our work in Providence before playing a defining role in building Gilbane Development’s presence in Washington, DC. On Tuesday, we had the chance to surprise John with a room full of colleagues, friends, and family to celebrate four decades of memories, relationships, and impact. What stood out most was not simply the number of years, but the number of people who spoke about John’s steady presence, his generosity, his integrity, and the many careers he has helped shape along the way. Moments like this say a lot about what makes a company endure: people who build trust, develop others, and leave things better than they found them. John is a special guy. Forty years is an incredible milestone, but John’s legacy is measured by more than time. It is measured by the trust he has earned, the people he has mentored, and the example he continues to set every day. Congratulations, John. We are fortunate to have you at Gilbane and grateful for everything you have built, strengthened, and continue to make better. And while we may have named a conference room after you, your real legacy is in the people and the company you have helped shape.

That sounds like a confession, and maybe it is. When I submitted the abstract to ACUHO-I, I was operating as much on instinct as on expertise. The concept intrigued me. In so many of campus spaces designed to promote engagement, I had observed students sitting together, yet still somehow profoundly alone. I wondered whether Oldenburg’s framework might help explain what I was seeing. Looking back, that incomplete understanding may have been the gift. Because, once I committed to the idea, I had to really learn it. I ran surveys and I read more deeply. I talked with Mary Janz and Erik Elordi, two housing leaders who live this work every day. And the more I dug, the more I realized this is not a solved problem, but a deepening one. Many of the same questions Oldenburg raised 35 years ago are still with us, but the world around us has changed completely. Thank you Mary and Erik for saying yes without hesitation, for bringing your expertise and time, and for grounding theory in the lived reality of two very different campuses. Your generosity and collaboration made this session real. And thank you Katarina Carlin for the photos! I went into this session with an idea and I came out of it with better questions. When I joined, I never imagined this company would become so much more than a place to build a career. It became a place that helped shape the man I am today. Through incredible mentors, meaningful experiences, and countless opportunities, Asset Living has influenced the values I carry, the way I lead, and the way I strive to serve others. The company's core values have become deeply woven into my own and have become a part of my "WHY" to make a difference every day, lead with integrity, put people first, and never let my team down. I've been incredibly fortunate to learn from leaders who invested their time, challenged me, believed in me, and helped shape my career. To each of my mentors, thank you. Your impact on my life extends far beyond the workplace, and I hope I've been able to pay that forward by investing in others along the way. The project will deliver 228 affordable homes, including 137 permanent supportive housing units, helping expand access to stable housing and critical services for New Yorkers. A deep sense of pride and respect for honoring history while building for the future was on full display. What makes this achievement especially meaningful is not just the scale and complexity of the project, but how it was delivered. At Gilbane Building, we believe our most important responsibility is ensuring every worker returns home healthy and safely each day. Throughout the project, we embraced a Total Worker Health approach that prioritized not only physical safety, but also mental wellbeing and a respectful work environment, providing enhanced worker amenities, onsite counseling resources, and support systems designed to care for the whole person. Since being selected in 2022, the Gilbane Building | Turner Construction Company joint venture has remained focused on executing with discipline, collaboration, and a commitment to keeping the project on schedule. Every phase has been driven by exceptional teamwork and shared accountability. Congratulations to Terry and Kim Pegula, the Buffalo Bills, Erie County, New York State, Legends Global, Populous, George Harakal, the Gilbane Building | Turner Construction Company joint venture, 34 Group, Inc., our trade partners, workforce partners, and most importantly the nearly 6,000 skilled craft professionals who brought this vision to life.
