https://lnkd.in/gTGB4hx9 The main idea of the linked opinion piece, which is superb relative to the issue of housing production in California, is that the State’s high housing costs might be reduced if more homes and other housing units were built in factories instead of at construction sites. The piece persuasively argues that housing could be built faster and cheaper using factory production. Building apartments in California can exceed $400,000 to $500,000 per unit or more, so lowering construction costs could help reduce for-rent housing prices, as well as prices of for-sale homes. While building homes and other housing in factories can lower costs, political and labor opposition has limited how much it is used so far. A recent report from the Terner Center for Housing Innovation and California YIMBY reveals a concerning trend in the US housing market: new construction homes are increasingly out of reach for first-time buyers. The study found that new owner-occupied homes are about 50% larger than those built in the 1980s, even as household sizes have declined. This shift towards larger homes has reduced the number of entry-level homes and limited homeownership to older, higher-income buyers. The increase in size has translated into higher costs, particularly in high-demand regions where land and construction prices are already elevated. The report also highlights that more than 80% of major metro areas have seen declines in the share of homes priced in the bottom tier. This means fewer homes are available at lower price points, even as demand from younger households remains strong. The research suggests that increasing supply alone is not enough if new housing does not include smaller, more affordable options. It emphasizes that local land-use policies that restrict the construction of higher-density, 'missing' middle housing types are a significant contributor to these supply trends across all types of metropolitan markets. As the housing market continues to evolve, it's crucial to consider the implications for younger and lower-income households.
