    Meet Tim R.: he set out to build a business to sell. He built something he loves instead. 🧺 Tim's plan was simple: build a laundromat, grow it for 10 years, sell it, and donate the proceeds to Torrance Memorial Medical Center. Then Deluxe Laundry Spa opened in LA, fully cashless with Cents Penny on all 60 machines. Every transaction is documented, so there's no cash gap and no doubt about revenue. Tim treats membership like identity, not just a discount. Personal tours, a blue member card, and names on the in-store TVs when someone joins. It feels less like a laundromat and more like a social club. He also reviews his Cents and Laundroworks dashboards every single morning, tracking everything down to vending machine visits. His pricing experiments show clear results in five to six weeks. A year in, he added a 1,100 sq ft commercial processing center for senior living and healthcare accounts Barely two years into his 10-year plan, he's already eyeing his next location.   • The laundromat industry is attracting serious capital. Here's what that means for operators. At this year's CLA Excellence in Laundry Conference, we unpacked what institutional money actually looks for in a laundromat business and why it matters to every operator, whether you plan to sell or not. A few takeaways from the panel: - 90,000 locations. $60B industry. Massive fragmentation. Outside capital is paying attention. - Deals get done at 3.5 to 4.5x EBITDA. What gets you to the top of that range? Clean ops, strong leases, and the right revenue mix. - A large percentage of deals don't close. Deferred maintenance, owner dependency, no real systems. Sellers often don't even know the problem exists. - A more investable business is simply a better business to run right now. The consensus: get your operations documented, your payments digital, and your numbers clean. Start now, not when you decide to sell.
