RMA's David Waldock has been on the road across Queensland, delivering the latest research into residential development and delivery costs across the state. David and RMA recently partnered with the UDIA Queensland Research Foundation to deliver the Regional Queensland Lot Costs Data, which tracks average civil lot costs, market trends and key industry insights across Queensland. With decades of experience working across Queensland's development sector, David brings a practical perspective to the numbers, helping unpack the real-world factors affecting some of the state’s key markets. This collaboration also reflects the confidence placed in RMA by the UDIA Queensland Research Foundation to deliver meaningful industry research. With teams working across both regional and urban markets throughout Queensland, RMA draws on first-hand project experience and local knowledge to help inform industry discussions, planning decisions, and future housing delivery. A big thank you to the UDIA Queensland Research Foundation for the opportunity to be involved.

This new childcare centre in Holland Park provides a contemporary and engaging learning environment, accommodating up to 100 children. The development includes a 1,800m² facility with flexible play spaces, dedicated nurseries and outdoor areas and a below-ground level to facilitate parking and other essential operational services. We delivered the structural engineering for the basement and suspended ground floor slab, designing an efficient foundation for the childcare centre’s lightweight steel structure. By adopting a lightweight steel structure for the upper level, the reduced load demands on the slab team greatly lowered material usage and enabled a more cost-effective outcome. To address the site’s steep natural fall and mitigate potential impacts on neighbouring properties, our structural team worked closely with our internal design team to refine the site layout and reposition the basement entry and layout. These targeted design optimisations significantly reduced development complexity, cost and time. www.rmaeng.com.au Client: Watcon Building Group Photos: Watcon Building Group #RMA #StructuralEngineering #QLD #HollandPark #Childcare

In residential development, outcomes are often shaped by how constraints are understood and worked through long before construction begins. The Pillar Street subdivision in Toowoomba reflects this approach. Working with the Shayher Group and alongside Toowoomba Regional Council, this 122-lot community in Middle Ridge has now secured Development Approval. Through smart engineering and a collaborative planning process, we were able to increase the development yield by 14 additional lots. Achieving this outcome required a rigorous technical process and a collaborative approach to the approvals pathway. By working closely with Council, the team was able to progress an alternative solution that balanced compliance with the project's broader development objectives. Experiences like this reinforce the value of early alignment, careful coordination, and a willingness across the broader team to explore considered solutions. A massive thank you to Craig Hinkins and the wider project team for their contribution to this milestone. We look forward to seeing the project progress into the next phase of delivery. Another quality residential community delivered, with construction now complete at Birkdale Grove. Construction at Birkdale Grove has officially wrapped up, delivering 34 new homesites in Brisbane's bayside corridor, just 17km from the CBD. Working alongside Endeavour DM, RMA’s Civil and Surface Water teams delivered this infill residential development in Birkdale. Through early collaboration with Council and a tailored stormwater strategy, the existing detention basin was upgraded to a bio-retention system, avoiding the need for additional unnecessary stormwater infrastructure. The outcome delivered both environmental and project benefits, including the creation of an additional homesite and reduced construction costs. As Brisbane continues to grow, well-planned infill developments play an important role in providing new housing opportunities within established neighbourhoods, allowing communities to evolve while making efficient use of existing infrastructure. Projects like Birkdale Grove demonstrate the value of practical engineering and collaborative project delivery in helping unlock development potential and achieve better outcomes for clients, councils, and future residents.

Creating spaces that bring communities together. This new facility for an Ipswich Church will deliver a welcoming and flexible space that fosters a strong sense of connection. The 668m² hall will host events for the local community and supports the church’s future growth. Trusted from the earliest project stages, we delivered key civil and structural engineering solutions that balanced aesthetic intent with functionality. Our structural team utilised large steel portal frames to create an open, versatile floor plan while preserving the architect’s vision, with careful attention given to protecting the feature glazing along the façade. Working closely with Urban Utilities, we identified a more efficient sewer diversion strategy, avoiding a costly build-over solution and eliminating the need for major network upgrades. We also delivered cost savings through a bespoke earthworks solution. By designing an engineered fill pad to address reactive soils, we enabled a more economical foundation approach. We’re proud to deliver smarter, value-driven solutions and create spaces communities can enjoy for years to come. www.rmaeng.com.au Architect: Elevation Architecture Project Manager: Hammond & Neale Renders: Elevation Architecture
