A lot of people assume that any time something takes longer than expected, it's a delay. In reality, some parts of the conveyancing process naturally take time. Searches have to be returned, enquiries need to be answered, and there may be periods where work is happening behind the scenes without a visible update. These are all normal parts of the journey. Where delays can happen is when information, documents or decisions aren't provided promptly, issues are identified late in the process, or communication slows down between parties. The UK home-buying process is changing. Right now, transactions take around 120 days on average and about 1 in 3 fall through before completion. The government’s reforms are designed to fix that. They include: • Upfront sales packs so buyers can see key property information earlier • Earlier binding agreements to reduce last-minute dropouts • More digital systems like ID checks, e-signatures, and shared data • Greater use of AI to speed up admin and reduce risk The aim is a process that feels clearer, faster, and more reliable for everyone involved. But a lot of this already exists today. Digital onboarding, real-time case tracking, and e-signatures are already helping buyers and sellers move with more visibility and fewer delays. So while the reforms will take time to roll out, the direction of travel is clear. And in many cases, you don’t have to wait to experience a better process.
