    “Sustainability has to be a value multiplier” has been a steady drumbeat for the last year plus. Still, the lens for applying that mantra has been too narrow. In practice, it has applied mostly to capital expenditures - electrification doesn’t get funded, while LED retrofits do. But the same logic applies to benchmarking your portfolio in the first place, particularly where collecting tenant-controlled data is necessary. Today, tenants that provide utility bills see no value whatsoever. Maybe they avoid fines to the property and then a difficult conversation around who’s going to pay. But those bills are a potential treasure trove of data. For example, energy procurement in deregulated markets is fragmented and complex, even for large sophisticated companies. So, do it for them. As an incentive for sharing their bills, you can identify opportunities for them to reduce their rates. Commercial energy rates are up 29% on average in the last two years - this will be welcomed. Another example is demand response. Utilities pay cash to enroll in these programs, but navigating which utilities participate, and the details between various programs, is often too much for tenants. So, do it for them. Make the general manager a hero for sharing data, not just a distraction. Of course it’s easier said than done.   • You want tenants to share their utility data with you. What's actually in it for them? In most cases, nothing. And it shows. GRESB and benchmarking submissions just ended. For NNN portfolios, the collection process is characterized by friction, burdensome manual process, and uncooperative tenants. Too often, the only recourse is negative: benchmarking fines, green lease language, and so on.     Every major sustainability platform now promises AI-powered decarbonization pathways. And honestly? The fund-level story is compelling. You can model portfolio-wide emissions, identify CapEx projects at scale, and put together a plan that excites LPs and satisfies reporting requirements. But here's where teams keep getting stuck: execution. Pathways built on generic, inferred data are missing the details that make them actionable. AI is only as good as the data underneath it, and when that data is estimated from building characteristics, regional benchmarks, and equipment classes rather than observed on site, the gaps add up fast. The result is a decarbonization roadmap that looks solid on paper but keeps hitting walls when someone actually tries to execute it.     A decarbonization pathway tells investors where you’re going. A plan informs budgeting season this October. Most teams are stuck at the pathway. The gap usually comes down to data. Pathways run on consumption data and building characteristics. It's useful for unlocking transition capital, but not enough for a budget meeting. Plans require something different. You need to know what equipment is actually on site, what condition it’s in, what’s past useful life, and what can be improved before a dollar of CapEx is deployed.   • New member on #TeamEnertiv! Please join us in welcoming Josh Mendes, our new Enterprise Account Executive. Josh grew up on the Gold Coast in Australia and built his career at the intersection of engineering and the environment. He started as a project engineer, building digital twins of water, wastewater, and stormwater infrastructure for local government clients. An internal transfer brought him to the US in 2008 for a major project with the City of Los Angeles Bureau of Sanitation. From there, Josh made the jump into sales in 2011, bringing that same technical fluency to selling software across local, state, and federal agencies, as well as AEC consulting firms. He later moved into IoT sales, focusing on helping cities detect and reduce water loss. Josh is excited to join the team and bring his technical background to help decarbonize commercial real estate. Outside of work, he surfs around Encinitas, explores new restaurants across San Diego, and is working on his pickleball and golf skills.
