  • ANOTHER STRATEGY SUCCESSFULLY EXECUTED CoreGro is pleased to announce the successful sale of 2140 Lakeland, the second of three assets within our Central Florida healthcare real estate portfolio. Since acquiring the portfolio in December 2023, our team has focused on unlocking value through active asset management, strategic leasing and tenant engagement. At 2140 Lakeland, this included increasing occupancy to 100% and securing a long-term lease with Pediatric Associates, strengthening the asset’s long-term performance and market appeal. The property was sold for $2.55 million, marking another important milestone in the execution of our investment strategy. #CoreGro #HealthcareRealEstate #MedicalOfficeBuildings #HealthcareInvesting #ValueCreation #InvestmentManagement #RealEstatePrivateEquity

  • Behind every successful healthcare asset are hundreds of decisions that often go unseen. At LHC Spyglass, a new HVAC system has been installed in a tenant’s IT room, ensuring critical server infrastructure remains protected, operational, and performing at its best. It may not be the most visible improvement, but it reflects our approach to asset management: disciplined, proactive, and focused on long-term value creation. When you invest with CoreGro, every dollar is deployed with purpose, not only to protect and grow your investment, but to enhance the performance, reliability, and resilience of the assets that underpin it. After all, value creation isn’t always about the big moves. Sometimes it’s about making the right ones. #HealthcareRealEstate #AssetManagement #ValueCreation #MedicalRealEstate #CoreGro

  • HEALTHCARE IS MOVING CLOSER TO HOME. By President and Chief Legal Officer, Jordan Fishfeld Not long ago, many surgical procedures required a hospital stay. Today, an increasing number can be performed safely, efficiently, and cost-effectively in an ambulatory surgery center (ASC). This shift is changing more than healthcare delivery. It’s reshaping healthcare real estate. ASCs offer several advantages: • Lower costs for patients and payors • Greater convenience and shorter wait times • Improved operational efficiency for physicians • High-quality outcomes in specialized environments As healthcare systems, physician groups, and payors continue to focus on accessibility and cost containment, outpatient surgical care is becoming an increasingly important part of the healthcare ecosystem. For healthcare real estate investors, this trend is creating demand for facilities specifically designed to support modern outpatient care. The growth of ASCs isn’t simply about moving procedures out of hospitals. It’s about delivering healthcare in the right setting, at the right cost, and closer to the communities that need it. At CoreGro, we believe understanding how healthcare is evolving is essential to identifying where long-term real estate value will be created. The future of healthcare isn’t just about who provides care. It’s also about where that care takes place. #HealthcareRealEstate #AmbulatorySurgeryCenter #ASC #HealthcareInvesting #MedicalOfficeBuildings #OutpatientCare

  • The most powerful force shaping healthcare real estate isn’t interest rates. It isn’t construction costs. It isn’t even technology. It’s demographics. Every day, approximately 10,000 Americans turn 65. As life expectancy increases and chronic health conditions become more prevalent, demand for healthcare services continues to grow across the country. But here’s the key question: Where will that care be delivered? The answer is increasingly outside of traditional hospital settings and closer to the communities where people live, work, and age. We’re seeing growing demand for: • Medical office buildings • Ambulatory surgery centers • Behavioral health facilities • Specialty outpatient clinics • Rural healthcare facilities For healthcare real estate investors, demographics aren’t simply a trend. They’re a long-term structural tailwind. At CoreGro, we believe understanding where healthcare demand is headed is just as important as understanding where it is today. Often, the most compelling opportunities emerge long before they become obvious to everyone else. #HealthcareRealEstate #MedicalOfficeBuildings #HealthcareInvesting #RealEstateInvestment #OutpatientCare #HealthcareInfrastructure

THE SHIFT FROM HOSPITAL-BASED CARE TO OUTPATIENT HEALTHCARE By CoreGro CEO, Dean Kantor For decades, hospitals served as the primary hub of healthcare delivery. Today, that model is evolving. Across the United States, healthcare providers are moving more services beyond the traditional hospital setting and into outpatient facilities closer to where patients live, work, and age. Advances in medical technology, changing reimbursement models, and growing patient demand for convenience are accelerating this transition. Procedures that once required an overnight hospital stay can now be performed safely and efficiently in ambulatory surgery centers, medical office buildings, and specialized outpatient facilities. Patients benefit from lower costs and greater convenience. Providers benefit from improved operational efficiency and enhanced patient access. This shift is reshaping the healthcare real estate landscape. As health systems and physician groups continue expanding their outpatient footprint, demand for strategically located healthcare facilities remains strong. Medical office buildings, ambulatory surgery centers, behavioral health facilities, and specialty care centers are becoming increasingly important components of the healthcare delivery ecosystem. The long-term outlook is further supported by powerful demographic trends. America’s population continues to age, chronic disease rates are increasing, and demand for healthcare services is expected to grow for decades to come. The question is no longer whether healthcare demand will increase. The question is where that care will be delivered. At CoreGro, we believe some of the most compelling opportunities in healthcare real estate are found in the facilities supporting this evolution. We focus on identifying assets that provide essential services, serve growing communities, and benefit from the long-term trends transforming healthcare delivery across the country. While many investors continue to view healthcare real estate through the lens of traditional office properties, we see something fundamentally different. We see mission-critical infrastructure supporting one of the most resilient sectors of the economy. In today’s world, healthcare is not a luxury, and the places where healthcare happens matter. #HealthcareRealEstate #MedicalOfficeBuildings #HealthcareInvesting #RealEstateInvestment #OutpatientCare #HealthcareInfrastructure

  • The best investments do more than perform on paper. They create access. They strengthen infrastructure. They improve the communities around them. At CoreGro, we invest in healthcare real estate because it sits at the intersection of necessity and opportunity. Medical outpatient buildings, surgery centers, and community healthcare facilities are not discretionary assets. They are part of the everyday fabric of people’s lives. That’s what makes healthcare real estate such a compelling long-term investment class: strong fundamentals, enduring demand, and real-world impact. We call it the DOUBLE DIVIDEND: disciplined returns for investors AND stronger, healthier communities in the process. #HealthcareRealEstate #ImpactThroughExecution #MedicalRealEstate #AlternativeInvestments #CoreGro
