Every mortgage is a person's financial story compressed into a single number. A lot of that story doesn't survive the trip. That's the problem, and it's why we picked this industry. Both Brianna Lin and I grew up around it. Our parents work in mortgage, mine in risk management. When I actually asked what made their jobs hard, it always came back to a data problem. Missing, incomplete, lost in the handoffs. The loss starts at origination. That's where a person gets turned into a loan. Copperlane (YC W26) exists to close that gap. Not by taking the human out of mortgage, but by letting AI carry more of the human through it. The Copperlane (YC W26) team just spent a week under the 100°F Vegas sun to see where the future of mortgage is heading at Mastermind Summit. 🎲 Here's what we're noticing: 1. This industry is more complex than it looks from the outside, and that complexity isn't going away. For any technology to actually be useful to lenders, you have to start from the value it delivers to them. Earning a place in someone's workflow is harder than building the tech itself. 2. The devil is in the details. Many tech tools make big promises and can deliver on typical clean files. The real challenge is being able to handle the complexity of messier files, because that's where most of the real work and cost actually sit. 3. Trust is the real adoption barrier, and in such a regulated industry, lenders don't want a black box. They want to see why a decision was made and have an audit trail behind it. Today, we're announcing our $4.1 million seed raise for Copperlane (YC W26). Six months ago, I couldn't have imagined Athan Zhang and I would come this far. I think startups are special in how they reward people that work hard. If you're willing to put twice as much in, you’re able to get more than twice out. Here's what founding Copperlane has taught me: 1. The world is your oyster. When I first moved to SF, I realized how that there was still so much I didn’t know. YC, in particular, showed me that it is possible and that billion dollar companies can be built by two people hacking away in their apartment. Your struggle is real, but you’re not completely insane for thinking it’s possible. 2. Take calculated risks.  People generally overestimate the downside and underestimate the upside of starting a company when you’re young. While you shouldn't drop out for the sake of doing so, I believe it’s valid to take calculated risks if there’s a reasonable chance for greater outcomes. 3. The joy is in the journey. At some point or another, when everything goes wrong, you’ll be forced to think hard on why you want to be a founder. When people ask, I still can’t exactly put into words why I chose to do so. Part of it is the freedom, the other part is just the amazing process and personal journey it takes you on. Spent three days in sunny LA ☀️ for California MBA 2026 Innovators and came back to foggy SF with a notebook that reinforces my belief in Copperlane (YC W26). A few takeaways that stuck with me: 1. We as an industry must self-regulate, or get regulated. ⚖️ We should work to be conscious and careful with our own AI efforts, otherwise, regulators will hit us with a sledgehammer. The vendors and lenders building governed AI workflows now (MISMO's risk framework is a great starting point) are the ones who get to shape what compliance looks like in 5 years. 2. Role != tasks. A processor isn't a "job," it's a bundle of tasks. That distinction is what separates lenders capturing real AI ROI from lenders who buy AI tools and watch nothing change. At Copperlane we think about Penny this way: she's not replacing your staff, she works to automate redundant tasks so that human LOs can focus on their core competency: selling and keeping borrowers happy. 3. The cost-to-originate gap is wild. 💸 Top performers are originating loans at $6-7K. The worst are at $17K. Same regulations, same borrowers, same product. The difference is operational, not regulatory. Whoever closes that gap with AI in the next 24 months is going to take a lot of market share. The throughline across every conversation: lenders are exhausted by fragmented stacks, and loans die in the back-and-forth between borrowers, LOs, processors, and underwriters. Another conference for the books in sunny LA! ☀️ Just spent the past week at California Mortgage Bankers Association's Mortgage Innovators Conference and Mortgage Bankers Association's mPower event. We learned a lot about where the biggest cost savings are for lenders: 1. Most mortgage costs don’t come from massive failures. They come from small “unforced errors” early in the process that compound over time. A missing document or incorrect data point can cost exponentially more the later it’s caught. 2. The biggest operational opportunity isn’t replacing underwriters. It’s making sure underwriters only spend time on decisions that actually require judgment. Everything else should be validated, organized, and resolved before the file reaches them. 3. The best lenders are shifting decisions earlier in the process. Verifying income on day 2 instead of day 20, running compliance checks upfront, and identifying fallout risks early saves huge amounts of operational cost downstream.
