As Buckhaven celebrates 20 years in business, one of the questions we get asked most often is: "What are you seeing in the Southeastern multifamily construction market?" After renovating more than 77,000 apartment homes and building seven thousand more across the Southeast, our current pipeline provides a pretty good snapshot of what is happening in the market today. Renovations & Capital Projects We're seeing continued demand from ownership groups that either: Acquired assets in strong locations and are executing their business plans, or Are extending hold periods and investing in their communities for the long term. Much of this activity is centered around interior renovations, amenity upgrades, and resident experience improvements. While traditional Class A value-add renovation programs remain active, the pace has slowed compared to previous cycles. What has increased is the number of stabilization and asset-protection projects in the Class B and C space. Lenders, servicers, and ownership groups are focusing on protecting asset value after a prolonged period of capital constraints. These projects often involve: • Roofing repairs and replacements • Drainage and stormwater improvements • Building envelope and water intrusion remediation • Deferred maintenance programs In many cases, these efforts are laying the groundwork for future renovation strategies and eventual dispositions. New Construction On the ground-up side, we currently have 6-7 active multifamily developments underway, split relatively evenly between market-rate and attainable housing. Our long-term development partners continue to move forward, but overall activity remains well below the last cycle. We estimate many active developers are operating at roughly 30% of the pace seen during the market peak. The challenge remains the same: many deals simply do not pencil in today's environment. Construction Costs The good news is that we are finally seeing some relief from suppliers and subcontractors. While overall construction costs remain more than 60% higher than they were six years ago, pricing pressure has begun to moderate. As builders, our focus remains simple: • Drive efficiency through vertical integration • Purchase materials and labor at scale • Eliminate waste wherever possible • Help our clients make projects feasible We'll leave the soft-cost challenges to developers, lenders, and the Fed. At the end of the day, we want projects to work just as much as our clients do. That's our view from the field after 20 years in the multifamily business. We hope the perspective is helpful. We are officially out of the ground and making major headway on site prep. For some reason, being in business for 20 years doesn't always sound like a monumental achievement.   But think about raising a child.   You bring them into the world with a vision, nurture them through the difficult early years, celebrate their growth, learn from mistakes, and watch them develop into something you're proud of. Then one day they're 20 years old, and you can't help but wonder where the time went.   As Buckhaven celebrates its 20th anniversary, that comparison feels appropriate. What began in 2006 as an idea and a lot of determination has grown into a company that has renovated more than 77,000 apartment homes, built over 7,000 new units, and created lasting partnerships across the Southeast.   The accomplishment isn't measured by the buildings we've completed, but by the people who helped make it possible—our employees, clients, partners, friends, and families.   Twenty years happened fast. Yet looking back, we are incredibly grateful for the journey and proud of what we've built together.   Thank you for being part of Buckhaven's first 20 years. We can't wait to see what the next 20 will bring.

Now that we’ve had the chance to walk through these newly framed townhomes, the vision is becoming reality. Beyond the private garages and spacious bedrooms, the open-concept kitchen and living area is truly the heart of the home—an incredible space designed for entertaining family and friends. It’s easy to see why these homes are selling so quickly. We can’t wait to continue bringing them to life and further enhance this one-of-a-kind race course community. Every step forward makes this destination even more special.
