A statistic that has really surprised me personally is the divergence in affordability between multifamily rentals and single-family ownership in certain markets. While Austin has gotten a lot of attention, here’s the view from Denver: The supply expansion in multifamily has driven the share of income one would spend on the typical rent to below 1/5th (a series low), while the share of income one would need to spend on the typical mortgage payment (which has improved over the last two years) is still nearly half of the median income. I joined our partners Avanti Residential including Tina Mortera and Ian Andrews alongside Jensen Fair to cover this trend and everything else that we're seeing in the Zillow Rentals data across the Mountain West and Sun Belt regions. Our rental projections suggest the ‘survive until 2025’ sentiment from several years ago within the MFR space was misplaced optimism, and we’re projecting rental rates to continue decreasing over the course of the year — ending 2026 roughly flat.

Last week’s leadership conference was absolutely amazing! 🏁🏎️ I loved connecting with our incredible leaders, learning from each other in the workshops, and sharing insights we’ll carry forward long after the conference. The team-building event with Build-A-Bear Workshop and Ronald McDonald House Charities of Denver, Inc. was such a blast—creating homes for the bears we were donating was both fun and meaningful. The awards ceremony was another highlight, celebrating our nominees and winners and shining a spotlight on the talent and dedication across our organization. So proud to have been part of the planning committee again this year—huge thanks to the team and our partners at Andavo Meetings & Incentives for helping make it all happen!
